Building Rules

These rules apply to everyone using SJAIN workspace premises. They supplement the signed membership or service agreement and are designed to keep the space safe, professional and productive.

General conduct and membership

The building is a 100% no-smoking and no-tobacco zone. Fines apply for violations.

Food and beverages must be consumed only in designated areas. Spills must be cleaned immediately and waste disposed of properly.

Every member must sign the membership agreement covering terms, fees and expectations.

Members must maintain professional and courteous behaviour toward the space and other occupants.

Noise must be kept to a minimum; designated areas should be used for calls and discussions.

Members must clean up after themselves in common areas, meeting rooms and workspaces.

Members must respect the personal space and boundaries of other coworkers.

Members must use only their allocated seats. Unauthorized additional persons will be treated as trespassing and action may be taken.

Unauthorized overstay is charged at three times the applicable period or daily rate.

Issues and support requests should be raised through the website's support request form or the designated support email.

Members are encouraged to provide constructive feedback and suggestions to management.

Access, security and safety

Doors must be secured after hours and unauthorized persons must not be brought into the workspace.

Do not leave belongings unattended or tamper with or borrow other people's property without permission.

Report fire emergencies to 112 or immediately contact the building administrator.

Theft should be reported to the nearest police station; building management is responsible for common-area security.

Parking is subject to availability. Vehicles must be parked orderly and must not block roads, gates or emergency access.

Visitors may be required to register at reception or security and provide identification or other details as required.

Access cards, keys, passwords, biometric access and parking permissions are personal and must not be shared, transferred, copied or given to any third party.

Lost, stolen or damaged keys, access cards, remotes or other credentials must be reported immediately. Replacement costs are payable by the responsible client.

No person shall duplicate keys, access cards or other access mechanisms or install additional locks without prior written permission.

Premisin or its authorized representatives may enter the allocated area whenever reasonably required for emergency, safety, security, maintenance, inspection, statutory compliance or building operations.

The premises are intended for commercial workspace use and shall not be used for residential purposes or overnight accommodation unless expressly permitted in writing.

CCTV and access-control systems may be used for security, safety, incident investigation and property protection. Do not obstruct, cover, damage or interfere with such systems.

No person shall tamper with CCTV cameras, fire alarms, smoke detectors, emergency lights, extinguishers, access-control systems, electrical panels or other building safety systems.

During a fire, earthquake, security incident or other emergency, all occupants shall follow instructions issued by building management and evacuate or move to the designated safe area.

Emergency exits, staircases, fire extinguishers, fire doors, electrical panels, passages and emergency equipment must remain unobstructed at all times.

No explosive, inflammable, corrosive, toxic, hazardous or otherwise dangerous material shall be stored or used at the premises except where expressly permitted in writing and statutory safety requirements are complied with.

Cooking, heating food using open flames, gas cylinders or high-load electrical appliances is prohibited except in designated areas or with prior written approval.

Clients shall not connect equipment that exceeds the sanctioned electrical load. High-power equipment, servers, machinery, batteries, UPS systems or specialized electrical equipment require prior written approval.

Use of premises and facilities

The premises shall be used only for the business or activity specifically declared by the client and permitted under the agreement. Any change in business activity or nature of use requires prior written approval.

No person shall use the premises for any illegal, fraudulent, immoral, unlawful, prohibited or anti-social activity, or for any activity that may adversely affect the reputation, licence, permissions or legal position of the building operator.

The client remains fully responsible for the conduct and actions of its employees, directors, partners, consultants, contractors, vendors, visitors, guests and any other person entering the premises at its invitation or with its permission.

Valid government-issued identification and other KYC or business documents may be required for every person needing regular access. Updated information must be provided whenever requested.

No drilling, cutting, painting, partitioning, electrical modification, cabling, plumbing modification, installation of equipment, antenna, signage, furniture or fixture shall be undertaken without prior written approval.

Any approved installation, alteration or modification shall be removed and the affected area restored to its original condition at the client's cost at the time of exit, unless otherwise agreed in writing.

The client is responsible for any damage caused by the client or by its employees, visitors, contractors, vendors or invitees to the premises, furniture, fixtures, equipment, common areas or building facilities. Repair or replacement costs may be recovered from the client and adjusted against the security deposit.

Reception areas, corridors, parking areas, lounges, meeting rooms, staircases and other common areas shall not be used for storage, sales counters, exhibitions, events, employee seating or commercial activities without prior written approval.

The allocated office, cabin, workstation or membership shall not be sold, transferred, sublicensed, assigned, shared commercially or sublet to another person or entity without prior written approval.

Parties, celebrations, seminars, public events, large meetings, promotional activities or gatherings involving additional visitors require prior written approval and may be subject to additional charges and security requirements.

Consumption, possession, distribution or use of illegal drugs, intoxicants or alcohol in prohibited areas is not permitted. Any activity violating applicable law or creating a safety or security concern may result in immediate action.

No person shall bring into the premises any unlawful weapon, explosive, dangerous object or other item prohibited by applicable law or building security procedures.

All waste must be disposed of in designated bins. Hazardous, electronic, chemical or special waste shall not be disposed of through ordinary building waste systems unless specifically permitted.

Activities creating excessive odour, smoke, pests, unhygienic conditions or disturbance to neighbouring occupants are prohibited. Any special cleaning, pest-control or restoration cost caused by the client may be recovered from the client.

Clients shall ensure that their operations do not create excessive noise, vibration, smell, crowding, obstruction or other nuisance affecting neighbouring occupants or the building.

Common areas shall not be used for aggressive solicitation, unauthorized sales, recruitment, canvassing or distribution of promotional material to other members without approval.

Meeting rooms and common facilities shall be used only for their designated purpose. Damage, excessive cleaning requirements, unauthorized extension of booking or misuse may attract additional charges.

Meeting rooms must be reserved in advance and used only for the allotted time.

Photography, video recording, audio recording or livestreaming involving other members, employees, visitors, confidential areas or security systems shall not be carried out without appropriate consent and written approval where required.

Clients and their representatives shall respect the confidential information, documents, intellectual property, business information and personal information of other members. No copying, photographing, recording, downloading or unauthorized use of another person's information is permitted.

Threatening, abusive, intimidating, discriminatory, sexually inappropriate, violent or harassing behaviour toward staff, security personnel, housekeeping staff, other members, visitors or building personnel is strictly prohibited.

Business registration, address and branding

The premises address may be used for statutory, tax, business or other registrations only to the extent specifically permitted under the agreement and through the required written NOC or approval.

The premises address shall not be used for any additional company, LLP, proprietorship, branch, GST registration, Shop Act registration or other entity without prior written approval and applicable additional charges.

Upon expiry or termination, the client shall promptly remove the premises address from all statutory registrations, licences, websites, business listings, social media, invoices, letterheads, directories, online platforms and other records and provide documentary proof when requested.

If any government department, court, police authority, tax authority, municipal authority or other statutory body contacts the client at the premises or issues any notice relating to the client's business, the client shall immediately inform management and remain solely responsible for responding.

The client shall independently obtain and maintain all licences, registrations, permissions, approvals and compliances required for its business and shall not rely upon general building permissions as authorization to conduct any regulated activity.

The client shall not represent itself, its employees or any third party as the owner, landlord, tenant, lessor, authorized representative or legal possessor of the building or premises where such representation is inconsistent with the agreement.

The client, its employees, agents and representatives shall not make commitments, representations, guarantees, contracts or statements on behalf of the operator or use its name, logo or brand in a manner suggesting agency, partnership, authorization or endorsement without written approval.

No board, nameplate, poster, sticker, advertisement, vinyl, branding material, QR code or other display shall be installed in or around the premises without prior written approval.

Staff, contractors and deliveries

Clients shall not directly threaten, abuse, intimidate, obstruct or improperly influence security guards, housekeeping staff, maintenance personnel or other building employees. Complaints regarding staff must be submitted through the designated written support channel.

No client shall interfere with security operations, housekeeping, maintenance, electrical, plumbing, internet, HVAC, fire-safety or other building services or instruct building staff to perform work outside their authorized duties.

Any contractor, technician, delivery person or vendor engaged by the client shall comply with building security and house rules. The client shall remain responsible for their conduct and any damage caused by them.

Management may refuse, hold, return or restrict suspicious, oversized, hazardous, unidentified or improperly addressed parcels. Clients are responsible for ensuring that deliveries comply with applicable laws and building procedures.

Clients are responsible for safeguarding cash, jewellery, confidential documents, high-value equipment, inventory and other valuables kept at the premises. The operator shall not be treated as a custodian of such property unless expressly agreed in writing.

Technology and internet usage

Internet must be used responsibly; inappropriate or bandwidth-intensive usage affecting others is prohibited.

Internet and technology facilities shall be used only for lawful business purposes. Activities that compromise network security, attempt unauthorized access, distribute malware, conduct attacks, abuse bandwidth or interfere with another user's service are prohibited.

Clients shall not install unauthorized routers, switches, wireless access points, servers, repeaters, network-monitoring devices or other networking equipment without prior written approval.

Payments, deposits and additional usage

Use of additional seats, cabins, meeting rooms, facilities, utilities, services or resources beyond the agreed package may be charged separately in accordance with the agreement and applicable tariff.

Regular or prolonged use of any common area, parking space, meeting room, cabin, workstation or facility shall not create any permanent, exclusive or proprietary right unless expressly granted in writing.

Where permitted under the agreement, services may be suspended, access restricted or other contractual remedies taken when dues remain unpaid or when the client is in breach.

Management may adjust permissible outstanding dues, repair costs, restoration expenses, replacement costs and other amounts recoverable under the agreement against the security deposit, subject to the agreement and applicable law.

Security deposit refunds are processed after successful handover and NOC signing within seven to ten working days. Handover includes removing registrations and business or address references such as Shop Act, GST, business registrations, social media, Google listings and similar records, along with proof of removal.

Enforcement and general terms

Where conduct creates an immediate threat to safety, security, property, staff, members, legal compliance or reputation, management may take immediate protective measures, including restricting access, removing unauthorized persons and contacting appropriate authorities, subject to applicable law and the agreement.

Nothing in these rules prevents management from contacting police, fire services, ambulance services, municipal authorities or other competent authorities whenever reasonably necessary for safety, security, legal compliance or protection of persons or property.

All complaints, requests, approvals, permissions, notices and operational issues should be submitted through the designated written communication or support channel. Oral conversations shall not be treated as approval for any matter requiring written authorization.

Where these rules, the agreement or management requires prior written approval, verbal permission from security guards, housekeeping personnel, other members or unauthorized staff shall not constitute approval.

Management may introduce reasonable operational, safety, security and facility-use rules from time to time with appropriate notice. Such rules shall be read together with the agreement and shall not override an express contractual provision unless legally permitted and agreed where required.

These building rules are intended to supplement the applicable agreement. In case of any inconsistency between these rules and the signed agreement, the specific contractual terms of the signed agreement shall prevail to the extent required by law.

The client shall ensure that every employee, representative, contractor, visitor and invitee associated with the client is informed of and complies with these building rules.

Continued use of the premises is subject to compliance with the applicable agreement, building rules, safety procedures and reasonable instructions issued by authorized building management personnel.

Failure by management to immediately enforce any building rule shall not constitute a waiver of its right to enforce the same rule subsequently, subject to the agreement and applicable law.
